BlueGate Partners was retained to sell 1.90 acres of land for a to-be-developed mixed use building known as Arts Park Village located at 201 South Federal Highway, Hollywood, Broward County, FL. The site has approximately 165 lineal feet along South Federal Highway and 300 linear feet along Young Circle. The property has access via both South Federal Highway and Young Circle. At the time of sale the property was approved by the City of Hollywood for 390 residential units totaling 364,602 sf. The approvals also include 35,449 sf of retail and 52,500 sf of office and approximately 860 parking spaces in two garages. The Site’s approvals also include a charter school which has since been donated and is currently under construction.
The Property is located approximately 1.5 miles west of I-95 (exit 20) which provides future residents with access to South Florida (Miami, Fort Lauderdale and Palm Beach). The property is also less than four miles south of Fort Lauderdale-Hollywood International Airport (“FLL”) which services over 22 million passengers and 272,000 aircraft operations annually. Adjacent to FLL, Port Everglades services over 3.6 million passengers annually and is home to eight international cruise lines including Carnival, Princess and Holland America. Miami International and Palm Beach International Airports are located approximately 17 miles south and 45 miles north, respectively.
