BlueGate Partners, LLC was exclusively retained by Radiant Partners to arrange for the sale of Abilene Regional Mall (the “Property”). The Property consists of a one-story, 40,061 net rentable square foot, two tenant retail center on an approximate 3.5 acre lot, and is located in the southwest portion of Abilene, Texas at 4310 Buffalo Gap Road. The Property adjoins the mall of Abilene (the Mall is not part of the property) and the two tenant spaces are accessed from the interior hallways of the shopping mall, as well as from the exterior along the east side of the building. The current tenants are Books-A-Million, a book store and Best Buy, an electronics retailer. The Property was 100 percent leased by two tenants, Best Buy and Books-A-Million; under long-term leases which both expire in 2016. BlueGate Partners successfully sold the Property to Fidelis for $5 million.
