Mr. DeLillo has 17 years of institutional real estate and finance experience, and has contributed to the successful completion of more than $9 billion in multifamily, retail, office and land development investment sales, financing, joint venture and acquisition assignments.
Prior to co-founding BlueGate Partners, he was a Managing Director & Partner of DTZ Rockwood, an international property advisory firm, where he worked for 11 years. At DTZ Rockwood, Mr. DeLillo led the firm’s multifamily group, and was responsible for successfully executing in excess of $6.5 billion of multifamily investment sales, financing and advisory assignments. Additionally, Mr. DeLillo originated and executed in excess of $1.5 billion of residential land, retail and office investment sales transactions.
Preceding his accomplished career at DTZ Rockwood, Mr. DeLillo worked at Prudential Asset Management Group, in both its private fixed income and real estate investment divisions. At Prudential Capital Group, he managed and originated over $300 million in private fixed income investments covering a variety of domestic and foreign industrial projects. Mr. DeLillo additionally served as an investment analyst at Prudential Realty Group, where he was primarily responsible for managing Prudential’s investment in CenterMarkProperties, a wholly-owned real estate operating company (and former subsidiary of May Department Stores). On behalf of CenterMarkProperties, (a retail shopping mall development and management company), Mr. DeLillo played an instrumental role in the valuation and disposition of the company’s $1.1 billion national retail portfolio.

Mr. Sachs has 20 years of institutional real estate experience and throughout his career has contributed to the origination and successful execution of over $10 billion of retail and office investment sales transactions, financings and advisory assignments.
Prior to co-founding BlueGate Partners, he was a Senior Managing Director and Partner of DTZ Rockwood, an international property advisory firm, where he worked for 13 years. During his tenure, he served as the firm’s national group head of Investment Sales. In addition, Mr. Sachs led the firm’s national retail practice as well as focusing on national office building investment sales.
Previous to his tenure at DTZ Rockwood, Mr. Sachs was a Manager in Coopers & Lybrand L.L.P.’s Real Estate Advisory Services Group, where he served as a real estate consultant servicing clients including financial institutions, investment banks, real estate investors and developers.
While at C&L, he supervised the due diligence activities for rating agency presentation for the securitization of over $1 billion of commercial loans collateralized by office, retail, multifamily and industrial properties. He also assisted clients in restructuring and workout advisory, portfolio asset disposition, and strategic business plan asset reviews.

Mr. Bylin has approximately 20 years of commercial real estate experience. Throughout his career he has contributed to the execution of approximately $8 billion investment sale offerings and transactions, financings, acquisitions and advisory assignments in retail, office, senior living, development land and other property types. Mr. Bylin has worked on assignments located in over 20 states, Canada, Mexico and the Caribbean.
Recent significant transactions at BlueGate include the sale of 218 & 231 Royal Palm Way, two “trophy” Class A office buildings located in Palm Beach, FL, the sale of the approximate 2,800 acre Becker B-12 development parcel located in Martin County, FL, and the sale of the Baybrook & Southbrook Power Center Portfolio located in the Houston MSA, TX.
Prior to co-founding BlueGate, Mr. Bylin was a Managing Director and Partner of DTZ Rockwood (“DTZ”), an international property advisory firm, where he worked for approximately 11 years in both their New York City and Palm Beach Gardens, Florida offices. During his tenure at DTZ, Mr. Bylin led the firm’s Palm Beach Gardens office and specialized in retail, office, and development land advisory and transactional assignments.

Pepe Fanjul, Jr. is Executive Vice President of Florida Crystals Corporation, a Fanjul Company, where he leads the land and real estate division. He provides leadership and serves as a member of BlueGate’s board of directors. Florida Crystals is part of Flo-Sun, Inc. (www.flo-sun.com), an entity with approximately $3 billion of annual revenues, land holdings of approximately 400,000 acres, and is the owner of the 7,000-acre world-renowned Casa de Campo Caribbean resort in the Dominican Republic.

Mr. Callaway joined BlueGate Partners as a Senior Vice President. Mr. Callaway has 17 years of institutional real estate and finance experience, and has contributed to the successful completion of more than $2 billion in retail, office, multifamily and land development investment sales, financing, joint venture and acquisition assignments. Prior to joining BlueGate, Mr. Callaway was Managing Director of DTZ Rockwood’s Palm Beach Gardens office. Prior to joining DTZ Rockwood, Mr. Callaway was a Senior Acquisition Associate for Koger Equity, Inc. (CRT Properties), a Boca Raton based office REIT with over $1 billion in assets. Mr. Callaway was responsible for the underwriting on all acquisitions, dispositions and financing within the company. Earlier in his career Mr. Callaway worked as a Sales Associate for RJS Realty in Boca Raton. Prior to RJS, Mr. Callaway served as a staff appraiser for Callaway and Price, Inc. in West Palm Beach.

Marc B. Schulder
Mr. Schulder began his real estate career in 1995 and has wide ranging nationwide experience across multiple property types and asset classes, in the areas of capital markets advisory, investment sales, as well as investment management and asset management.
Prior to joining BlueGate Partners, he was a Managing Director at Ackman Ziff Real Estate Group, a real estate capital advisory firm, where he successfully closed joint-venture equity and debt transactions reaching from New York to California and included multifamily, industrial, hotel, and retail properties.
Prior to his tenure at Ackman Ziff, he worked in the private equity fund business where he was responsible for acquisitions and asset management at Real Estate Capital Partners and CMS Companies. He has also worked at two New Jersey based development and management firms, KRE Group, where he led the acquisitions and commercial leasing teams, and Kushner Companies where he was responsible for acquisitions and asset management.
Mr. Schulder co-founded the University of Maryland Real Estate Alumni Club, and has been an active member in ULI’s Urban Development Mixed-Use Council as well its New York Housing Council.

Mr. Marin has worked in real estate and finance since 2006, and has nationwide experience across multiple property types and asset classes.
Prior to joining BlueGate Partners, he was a consultant at PwC, where he advised some of the world’s largest private and public commercial real estate owners and operators on a wide range of engagements. Prior to joining PwC, he worked for New York Life Real Estate Investment Management; there, he was responsible for acquisition analyses and asset management duties on retail, office, industrial, and multi-family properties. Mr. Marin was also a member of the Portfolio Management team at Brixmor Property Group, where he focused on the REIT’s $9.4 billion public to private acquisition by the Blackstone Group. He has also worked on commercial real estate deals at a national bank. As a lender, he worked closely with brokers and private equity sponsors to initiate deals on non-core real estate investments, including hotels, healthcare facilities, student housing, and data centers. Mr. Marin began his career as an asset manager for a multifamily owner and operator in South Florida, where he partnered with the HUD to provide apartments for low-income tenants.

Ms. Stathakos is the Director of Finance for BlueGate and has approximately 20 years of commercial real estate management, financial, development and asset management experience. Prior to joining BlueGate, Ms. Stathakos was a Regional Accounting Manager at Brixmor Property Group (formerly known as Centro Properties Group), a wholly owned subsidiary of Blackstone, responsible for financial reporting and assisting in the asset management of a regional portfolio consisting of 90 retail properties, 11 million sf in the Southwest Region. Prior to joining Brixmor, Ms., Stathakos was a portfolio manager and director of accountant for Cabot Investment Properties, a leading Tenants in Common and 1031 Exchange real estate company based in New York where she was responsible for financial reporting, management and oversight of a five million sf portfolio consisting of office, retail, industrial and golf course properties across the United States. Prior to Cabot Investment Properties, Ms. Stathakos was an Asset Manager and Accountant for Greenstreet Capital Partners, a private equity real estate firm based in New York and Miami where she was responsible for financial reporting and asset management of a diversified portfolio including multi-family properties across the U.S. Earlier in her career Ms. Stathakos worked as a Senior Property Accountant for Jones Lang LaSalle in NYC.
